Position Purpose This is an entry level position within the Real Estate & Right-of-Way Department. The position is responsible for the acquisition of right-of-ways for gas and electric facilities on behalf of the Company.
Education & Experience Bachelor's degree in business, or civil engineering technology with certification in real estate or right of way is preferred. Experience in surveying, recording and research of easement documents also a plus, along with a general knowledge of the utility industry. This position will normally require considerable overview from senior R/W agents and/or the manager.
Preferred Qualifications The position demands above-average interpersonal skills and ability to communicate both orally and in writing with landowners and professionals. Individual must have ability to interpret plans, contracts, and legal documents. Must be proficient with Microsoft Word and Microsoft Office products. This position requires great attention to details, processes and documentation. Must have a valid driver’s license. Individual will need to posses, or become a commissioned Kentucky Notary Public.
Job Description Negotiates with property owners to secure rights-of-way for both gas and electric divisions. Process requests for local and state roadway permits, in accordance with all rules and regulations. Researches courthouse records to determine property owners and their title rights. Researches Company files and records for easements to determine Company's rights for future construction, and for customer requests. Informs landowners, engineering firms, and representatives of other Company departments of type, width, and location of existing easements. Monitors construction work and/or tree trimming/removal on rights-of-way when special conditions are agreed to or dictated. Drafts easements and correspondence associated with obtaining rights-of-way, customer negotiations and inquiries. Ensures that all right-of-way documents are, completed, correct and properly executed. Meets with, and informs Company personnel, landowners, developers, builders, engineers, and attorneys of the size, location, and rights pertaining to easements and to assist in the coordination of Company planning for system improvement, development, and expansion and represents the Real Estate and Right-of-Way Department. Will serve as a member of the Public Safety Response Team (PSRT), as part of LG&E/KU’s storm restoration efforts. This work often falls outside of normal business hours. Performs other duties as directed by Manager-Real Estate & Right-of-Way.
Work Conditions Majority of time is spent in an office environment with occasional need to travel to other office buildings and job sites. When visiting job/construction site, all company safety procedures must be adhered to.
Physical Effort Office environment with occasional standing, walking, kneeling, bending, and filing. No heavy lifting. Must have ability to maneuver on job sites and take field measurements using measuring tapes, wheels, rulers, etc... Occasional need to hammer stakes into ground. Subject to short duration of exposure to hot or cold weather during on-site meetings.
